Why safe charging is important for homeowners' associations 

More and more residents of apartment complexes are driving electric cars. This means that the demand for charging points in parking garages and parking lots is growing. But electric charging also entails risks: from overloading the installation to fire hazards. A good charging policy is therefore essential for every homeowners' association. 

 

Risks associated with installing charging points

Fire hazard due to overheating: in poorly installed or outdated electrical installations. 

Overloading the meter box: when multiple vehicles are charging simultaneously without load balancing. 

Insufficient ventilation: heat can accumulate, especially in enclosed parking garages. 

Unsecured cabling: risk of damage or short circuit. 

What does a homeowners' association need to arrange before charging points can be installed?

  1. 1. Assess the need – how many residents want to charge now or in the future? 
  1. 2. Have a technical inspection carried out by a certified installer, including the meter box and cabling. 
  1. 3. Ensure load balancing – to prevent peak loads. 
  1. 4. Make agreements in the internal regulations—about the use, costs, and maintenance of charging points. 
  1. 5. Choose certified installers and charging stations—safety comes first. 

 

Maintenance and inspection

  • Have charging points inspected periodically (NEN 3140 inspection). 
  • Keep logs of installation and maintenance. 
  • Regularly check for damage and loose connections.
