Electric driving is growing rapidly. More and more residents want to charge their cars in the parking garage of their apartment complex. But charging stations also bring new risks—especially when it comes to fire safety, insurance, and decision-making within the homeowners' association.
With the right preparation, you as a board or administrator can implement these facilities safely and in a future-proof manner.
1. Why charging stations require extra attention
Electric cars are no more dangerous than fuel-powered cars, but extinguishing fires is more difficult due to the location and composition of the batteries. This can pose additional risks in a parking garage:
- Rapid smoke development
- Limited flight routes
- Hard-to-reach sources of fire
Did you know that... according to the new Environment Act & Bbl , all new charging stations in parking garages must comply with stricter NEN 1010 safety standards and have a central emergency switch? Read more about the new rules here.
2. Key safety measures
Would you like to install charging stations in the homeowners' association parking garage? If so, please take the following into account:
Professional installation: only by a certified installer (preferably with experience in parking garages).
Periodic inspection: Have the installation checked regularly.
Fire alarm and extinguishing systems: connect charging stations to the fire alarm system and provide a central emergency switch.
Protection against damage: place charging stations in concrete compartments or protective brackets.
Ventilation: Ensure proper smoke and heat extraction.
Clear user instructions: inform residents about safe use and what to do in the event of a malfunction or fire.
3. Where should you place charging stations in the parking garage?
Without an MJOP, your homeowners' association runs the risk of unexpected, high costs. Think of a leaking roof that needs to be replaced immediately or an elevator that suddenly breaks down. This can lead to emergency repairs, urgent contributions, and dissatisfied residents.
4. Consider insurance and homeowners' association decision-making
- Inform your insurer: some insurers have requirements for charging station installations in parking garages.
Homeowners' association approval: charging stations in common areas usually require a decision by the members' meeting. Record agreements in the internal regulations.
MJOP adjustment: include maintenance and inspection of charging stations in the Long-Term Maintenance Plan.
