avoid mistakes and problems

Solar panels provide sustainable energy and lower energy costs, but installing them in a condominium building involves more than you might think. Incorrect installation can lead to fire, roof damage, or malfunctions. With the right preparation and inspection, your installation will remain safe and perform optimally. 

 

Why solar panels require extra attention in homeowners' associations

The number of PV installations is growing rapidly, but there is no legal standard for the inspection of solar panels. As a result, the quality of installation and delivery varies greatly. Especially in owners' associations, where multiple owners are responsible, it is important to make clear agreements in advance and to monitor quality together. 

Essential points to consider during installation 

1. Roof construction

Have a structural engineer calculate whether the roof can handle the extra weight, even with snow and wind loads. 

 

His proposals: 

Right to a bank account: Homeowners' associations, like other legal entities, must be able to open a bank account. 

Proportional customer due diligence: Banks must tailor their checks to the low risk associated with owners' associations. 

Less rigid procedures: no heavy steps if they are not necessary. 

Agreements with banks: policy and practice must be better aligned. 

 

This could put an end to months of waiting times and frustration for homeowners' associations. 

 

2. Condition of the roof covering 

The roofing must last at leastlast as long as the panels. Also check that the insulation material can withstand the additional load. 

 

3. Avoid roof-mounted systems

These systems are more susceptible to overheating and fire. Opt forroof mounting with good ventilation. 

 

4. Cooling

Ensure there is sufficient space between the panels and the roof so that heat can escape. 

 

5. Arc detection

A poor connection can cause an electric arc, resulting in fire. Electric arc detection significantly reduces this risk. 

 

  1. 6. Inverter

Place the inverter in a dry, well-ventilated, and fire-safe location—and avoid dust and direct sunlight. 

 

  1. 7. Check the main distributor

Prevent overload by checking whether the distributor is suitable for feed-in. 

 

  1. 8. Emergency power generator

Ensure that the installation does not switch on before there is a stable mains voltage after a power failure. 

 

Have your installation inspected 

The Scios Scope 12 inspection is the quality standard for fire-safe solar installations. A certified inspector checks the installation plan, the structural calculations, and the electrical connection, among other things. Although not legally required, many insurers do require this inspection.  

 

Why collective arrangements are smart 

A shared HOA installation is easier to inspect, test, and maintain than separate panels for each apartment. In addition, as an HOA, you will better comply with insurance conditions.
