Installing solar panels as a homeowners' association

More and more homeowners' associations are discovering the advantages of solar panels: lower energy costs, a more sustainable building, and higher property values. However, before you enthusiastically cover your roof with panels, it is important to consider the risks and ensure a safe, approved installation. This will prevent problems and avoid surprises in the event of damage. 

 

1. Why good preparation is so important

Solar panels place additional weight on the roof and require a proper electrical connection. Without the right preparation, a fire could break out, the roof could be damaged, or the panels could come loose in a storm. What's more, solar panels are valuable—and therefore susceptible to theft. 

 

2. Checklist for a fire-safe installation

  1. Would you like to install solar panels as a homeowners' association? Go through these points with the installer: 
    • Installation in accordance with standards: use the guidelines from NEN 7250 (installation), NEN-EN 1991 (wind and snow loads), and NEN 1010 (electrical). 
    • Have the roof structure calculated by a structural engineer, including snow and wind loads. 
    • Lay cables in cable ducts and protect them from wear and tear. 
    • Use original connectors and connect them as specified by the supplier. 
    • Place inverters in a safe location: dry, clean, well ventilated, and against a non-combustible back wall. 
    • Install smoke detectors near indoor inverters. 
    • Do not use in-roof systems (higher fire risk). 
    • Apply arc flash detection and surge protection. 
    • No combustible roof insulation under the panels (such as polystyrene or polyurethane). 

 

3. Maintenance: don't forget!

Annually: Check panels for damage and clean them. 

Every 5 years: inspection of cabling and inverters in accordance with NEN-EN-IEC 62446-1. 

 

Have inspections carried out by a recognized and certified inspection company (preferably Scios Scope 12). 

 

Tip: Arrange collectively. With a joint installation, the homeowners' association has more control over quality and safety, and maintenance is easier to organize than with individual installations.
