Glass insurance for your homeowners' association:

What you need to know.

Glass contributes to the appearance and safety of your building. Large windows, glass doors, or balustrades provide light and openness. However, glass can also break—due to storms, vandalism, or accidents. As a homeowners' association, you do not want this to lead to unexpected costs or uncertainty about who will pay. 

That is why glass insurance is often indispensable. 

 

1. What does glass insurance cover? 

In most cases, glass insurance covers: 

  • Glass in windows and doors 
  • Glass in common areas (e.g., stairwells) 
  • Sometimes also glass in elevator shafts, skylights, or balcony partitions 
  • Repair and installation costs for new glass 

 

Please note: Coverage often applies to permanently installed glass (i.e., not loose mirrors or display cases). 

Special finishes (e.g., colored, laminated, or HR++ glass) must be specified separately. 

 

 

2. Why is this important for homeowners' associations? 

Prevents discussion: Clear who pays for what damage 

Fast processing: Damage is often paid directly by the insurer to the glazier. 

Affordable premium: Because costs are shared by all owners 

Mandatory with some mortgage lenders 

 

3. Tips to prevent glass breakage

  • Place protective strips on doors that are subject to heavy traffic. 
  • Ensure that you have good locks so that doors do not slam shut. 
  • Regularly check the condition of window frames and rebates. 
  • Use safety or laminated glass in vulnerable areas.

4. What about damage in private apartments? 

In many homeowners' associations, glass insurance also covers glass in private homes. 

 

Please check:

  • Whether this is stated in the policy
  • Whether residents themselves have any additional requirements (e.g. for special types of glass)

 

5. What to do in case of glass damage? 

  • Take photos of the damage 
  • Note the date, time, and cause (if known). 
  • Report the damage immediately to the board or the manager. 
  • Prevent further damage (e.g., cover with plastic sheeting in case of rain)
