Why water damage is a major risk for homeowners' associations

Water damage is one of the most common types of damage experienced by homeowners' associations. A leaking roof, burst pipe, or overflowing sink can cause significant damage in a short period of time. Not only to the building, but also to the shared facilities and members' apartments. 

 

Common causes of water damage

  • Leaky or clogged gutters – often due to overdue maintenance or leaves and debris. 
  • Defective pipes – especially in older buildings. 
  • Leaks in bathrooms or kitchens – poor sealing, broken siphons, or blockages. 
  • Storms and rainfall – extreme weather conditions can lead to water ingress. 
  • Defective installations – such as central heating boilers, water heaters, or heat pumps.

How can you prevent water damage?

    1. 3. Prevent pipes from freezing: insulate pipes in cold areas. 

    1. 4. Plan preventive maintenance: include water-sensitive components in the long-term maintenance plan. 

    1. 5. Take quick action in the event of a leak: the sooner you deal with it, the less damage there will be. 

 

Insurance and water damage

The building insurance of the homeowners' association often covers damage caused by leaks, but pay attention to the conditions. Sometimes consequential damage or overdue maintenance are excluded. Check whether the coverage matches the risks of your building.
